We look for structurally limited supply dynamics and markets with historically strong institutional capital flows. Wilshire’s principals have extensive and longstanding industry contacts that enable the firm to source and acquire properties, both marketed and off-market. Target properties include value-add office, apartment and retail, as well as development opportunities. We pursue properties that are undervalued for a variety of reasons including deferred capital, stigma in the market, perceived leasing risk, or distressed capital structures. Wilshire continually focuses on mitigating risks and maximizing returns, while conducting extensive market and asset level diligence when completing any transaction.

Asset Management

Wilshire Capital Partners takes a systematic approach to all phases of asset management including property operations, leasing and capital improvements. We tailor a strategic business plan for each asset, with the principal objective of value creation. Emphasis is on efficient operations and effective property improvements, to maximize income and tenant retention. In addition to value creation, another key component of each plan is risk mitigation. We accomplish this through regularly evaluating capital event opportunities, as well as creating multiple exit strategies.
